Processing of the Certificate of Habitability

Obtain a certificate of habitability in Palma de Mallorca, which is the document issued by the Island Council of Mallorca that certifies that a dwelling, premises or residential building meets the minimum conditions of measurement, hygiene and adequate facilities to house people. The certificate of habitability is an obligatory document for occupation and the services of water supply, electricity, gas or any other energy or telecommunications product cannot be definitively contracted if the property, premises or residential building does not have the certificate of habitability in force or the equivalent document.



Processing of the Certificate of Habitability in Mallorca


Type of certificate of habitability:


- First occupation: when works have been carried out on a new floor, extension, reform and integral or partial refurbishment that affect more than 60% of the distribution, consolidation, restoration or change of use.

- Renewal: when the cédula has expired (cédulas expire after 10 years) and none of the circumstances for requesting a first occupancy cédula exist.

- Carència: when the dwelling, premises or residential building does not have any of the previous certificates and it is accredited that they were built before 1 March 1987, the absence of urban development infringement is accredited and that since the aforementioned date they have not been subject to any of the works or actions detailed in the concept of the certificate of habitability of first occupation.


It is also possible to obtain a duplicate of a certificate that has already been granted, as long as the certificate has not expired and no works or actions of the type detailed in the concept of the certificate of first occupation have been carried out.
